While we strive for accuracy, such responses may not always reflect the most current apartment availability, pricing, or community policies. You should verify critical details directly with apartment communities before making final decisions.

How do we process your information? We process your information to provide, improve, and administer our Services and register you with apartment communities, communicate with you, for security and fraud prevention, and to comply with law. We process your information when we have reason to do so.

In what situations and with which parties do we share personal information? We may share information in specific situations with specific third parties including apartment communities (whether or not you have specifically expressed interest in them), utility providers, moving services, and other business partners that help facilitate your apartment search and relocation.

How do we keep your information safe? We have organizational and technical processes and procedures in place to protect your personal information. However, no electronic transmission over the internet or information storage technology can be guaranteed to be 100% secure, so we cannot promise or guarantee that hackers, cybercriminals, or other unauthorized third parties will not be able to defeat our security and improperly collect, access, steal, or modify your information.

We do not intentionally collect sensitive personal information such as Social Security numbers, financial account details, or health information. If you choose to provide such information in connection with your apartment inquiry, we will only use it as necessary to assist with your request and will not disclose it except as required by law or to apartment communities and service providers during the application and move-in process.

Information automatically collected

In Short: Some information — such as your Internet Protocol (IP) address and/or browser and device characteristics — is collected automatically when you visit our Services.

We automatically collect certain information when you visit, use, or navigate the Services. This information does not reveal your specific identity (like your name or contact information) but may include device and usage information, such as your IP address, browser and device characteristics, operating system, language preferences, referring URLs, device name, country, location, information about how and when you use our Services, and other technical information. This information is primarily needed to maintain the security and operation of our Services, and for our internal analytics and reporting purposes.

Like many businesses, we also collect information through cookies and similar technologies.

The information we collect includes:

  • Log and Usage Data. Log and usage data is service-related, diagnostic, usage, and performance information our servers automatically collect when you access or use our Services and which we record in log files. In order to enhance our ability to provide relevant marketing, offers, and services to you and update our records, we may obtain information about you from other sources, such as public databases, joint marketing partners, affiliate programs, data providers, apartment communities, and from other third parties. This information includes mailing addresses, job titles, email addresses, phone numbers, intent data (or user behavior data), Internet Protocol (IP) addresses, social media profiles, social media URLs, and custom profiles, for purposes of targeted advertising and event promotion.

Use of AI / Automated Communications

We may use automated or AI-assisted systems to generate or assist with calls, text messages, and emails as part of our communications with you. This includes initial follow-ups, delivery of apartment suggestions, form responses, and ongoing support related to your apartment inquiry. These AI-assisted communications help us provide timely responses and personalized apartment recommendations based on your preferences and needs.

Data for AI / Knowledge Base Use

The personal information you provide may be used to improve our AI-assisted tools, including our response handling, apartment matching algorithms, suggestions, and follow-ups. We handle such information securely and in accordance with this Privacy Policy. Your data helps us better understand housing preferences and improve our service delivery.


2. HOW DO WE PROCESS YOUR INFORMATION?

In Short: We process your information to provide, improve, and administer our Services and register you with apartment communities, communicate with you, for security and fraud prevention, and to comply with law. We may also process your information for other purposes with your consent.

We process your personal information for a variety of reasons, depending on how you interact with our Services, including:

  • To facilitate account creation and authentication and otherwise manage user accounts. We may process your information so you can create and log in to your account, as well as keep your account in working order.
  • To deliver and facilitate delivery of services to the user. We may process your information to provide you with the requested service, including sharing your information with apartment communities to help find suitable housing options for you.
  • To proactively share your information with apartment communities. We may share your contact information and housing preferences with apartment communities that match your criteria, even if you have not specifically expressed interest in those particular properties. This allows us to provide you with more housing options and potentially expedite your apartment search.
  • To respond to user inquiries/offer support to users. We may process your information to respond to your inquiries and solve any potential issues you might have with the requested service.
  • To send administrative information to you. We may process your information to send you details about our products and services, changes to our terms and policies, and other similar information.
  • To request feedback. We may process your information when necessary to request feedback and to contact you about your use of our Services.
  • To send you marketing and promotional communications. We may process the personal information you send to us for our marketing purposes, if this is in accordance with your marketing preferences.   • Consent & Communication Logs: We maintain records of your consents, any opt-out or unsubscribe requests, message history, and communication logs (including those generated by AI systems) to comply with applicable laws and demonstrate proof of consent if needed.

3. WHEN AND WITH WHOM DO WE SHARE YOUR PERSONAL INFORMATION?

In Short: We may share information in specific situations described in this section and/or with the following third parties.

We may need to share your personal information in the following situations:

  • Apartment Communities: We share your personal information with apartment communities, including those you express interest in and those we proactively identify as potential matches for your housing needs. This sharing may occur immediately upon receipt of your information to expedite your apartment search and provide you with timely housing options. This may include your contact information, rental history, credit and background information, income verification, and other information necessary for the rental application process. We may receive compensation (referral fees or commissions) from apartment communities when you successfully rent through our service. This compensation does not affect your rental rates or application. By using our Services, you authorize us to share your information with apartment communities to facilitate your apartment search.
  • Third-Party Service Providers: We may share your information with trusted third-party service providers that help us deliver our services, including SMS communication platforms, apartment data providers, customer relationship management tools, credit reporting agencies, background check services, and AI/automated communication platforms.
  • Utility Concierge and Business Partners: When you authorize or give us permission, we may share your contact information with our utility concierge partners (such as internet, electricity, water, and other utility providers) to facilitate your utility setup and connection services. We may also share your information with other business partners that provide services related to your apartment search and move, including moving companies, renters insurance providers, furniture rental services, and other relocation-related service providers. We may receive compensation from these partners when you sign up for their services through our referral, though this compensation does not affect the rates or services available to you. You have the right to opt out of these partner referrals at any time.
  • Credit and Background Check Services: With your authorization, we share your information with third-party screening services to process credit and background checks as part of the rental application process.
  • When we use Google Maps Platform APIs: We may share your information with certain Google Maps Platform APIs (e.g., Google Maps API, Places API). We obtain and store on your device (“cache”) your location. You may revoke your consent anytime by contacting us at the contact details provided at the end of this document.
  • Business Transfers: We may share or transfer your information in connection with, or during negotiations of, any merger, sale of company assets, financing, or acquisition of all or a portion of our business to another company.
  • Legal Requirements: We may disclose your information where we are legally required to do so in order to comply with applicable law, governmental requests, a judicial proceeding, court order, or legal process, such as in response to a court order or a subpoena (including in response to public authorities to meet national security or law enforcement requirements).

Important Note on Data Sharing: By using our Services, you understand and agree that we may proactively share your information with apartment communities and authorized business partners to provide you with comprehensive apartment locating and relocation services. This consent is given when you submit your information through our website, forms, or any communication with us. If you do not wish for your information to be shared in this manner, please do not use our Services or contact us immediately to discuss limitations on data sharing. Continued use of our Services after reading this policy constitutes acceptance of these terms.

Accuracy of AI Responses: Some of our communications may be generated or assisted by AI systems designed to provide information and support. While we strive for accuracy, these responses may not always reflect the most current apartment availability, pricing, or community policies. Please verify any critical details directly with apartment communities before making final decisions. We are not liable for decisions made based on AI-generated communications, and you should always confirm information independently before signing any lease or making financial commitments.


4. WHAT IS OUR STANCE ON THIRD-PARTY WEBSITES?

In Short: We are not responsible for the safety of any information that you share with third parties that we may link to or who advertise on our Services, but are not affiliated with, our Services.

The Services may link to third-party websites, online services, or mobile applications and/or contain advertisements from third parties that are not affiliated with us and which may link to other websites, services, or applications. Accordingly, we do not make any guarantee regarding any such third parties, and we will not be liable for any loss or damage caused by the use of such third-party websites, services, or applications. The inclusion of a link towards a third-party website, service, or application does not imply an endorsement by us. We cannot guarantee the safety and privacy of data you provide to any third parties. Any data collected by third parties is not covered by this privacy notice. We are not responsible for the content or privacy and security practices and policies of any third parties, including other websites, services, or applications that may be linked to or from the Services. 5. DO WE USE COOKIES AND OTHER TRACKING TECHNOLOGIES?

In Short: We may use cookies and other tracking technologies to collect and store your information.

We may use cookies and similar tracking technologies (like web beacons and pixels) to gather information when you interact with our Services. Some online tracking technologies help us maintain the security of our Services and your account, prevent crashes, fix bugs, save your preferences, and assist with basic site functions.

We also permit third parties and service providers to use online tracking technologies on our Services for analytics and advertising, including to help manage and display advertisements, to tailor advertisements to your interests, or to send abandoned search reminders (depending on your communication preferences). The third parties and service providers use their technology to provide advertising about products and services tailored to your interests which may appear either on our Services or on other websites.

To the extent these online tracking technologies are deemed to be a “sale”/”sharing” (which includes targeted advertising, as defined under the applicable laws) under applicable US state laws, you can opt out of these online tracking technologies by submitting a request as described below under section “DO UNITED STATES RESIDENTS HAVE SPECIFIC PRIVACY RIGHTS?”

6. HOW LONG DO WE KEEP YOUR INFORMATION?

In Short: We keep your information for as long as necessary to fulfill the purposes outlined in this privacy notice unless otherwise required by law.

We will only keep your personal information for as long as it is necessary for the purposes set out in this privacy notice, unless a longer retention period is required or permitted by law (such as tax, accounting, or other legal requirements). No purpose in this notice will require us keeping your personal information for longer than the period of time in which users have an account with us.

When we have no ongoing legitimate business need to process your personal information, we will either delete or anonymize such information, or, if this is not possible (for example, because your personal information has been stored in backup archives), then we will securely store your personal information and isolate it from any further processing until deletion is possible.


7. HOW DO WE KEEP YOUR INFORMATION SAFE?

We have implemented appropriate and reasonable technical and organizational security measures designed to protect the security of any personal information we process. Although we will do our best to protect your personal information, transmission of personal information to and from our Services is at your own risk. You should only access the Services within a secure environment.


8. DO WE COLLECT INFORMATION FROM MINORS?

In Short: We do not knowingly collect data from or market to children under 18 years of age.

We do not knowingly collect, solicit data from, or market to children under 18 years of age, nor do we knowingly sell such personal information. By using the Services, you represent that you are at least 18 or that you are the parent or guardian of such a minor and consent to such minor dependent’s use of the Services. If we learn that personal information from users less than 18 years of age has been collected, we will deactivate the account and take reasonable measures to promptly delete such data from our records. 9. WHAT ARE YOUR PRIVACY RIGHTS?

In Short: You may review, change, or terminate your account at any time, depending on your country, province, or state of residence.

Withdrawing your consent

If we are relying on your consent to process your personal information, which may be express and/or implied consent depending on the applicable law, you have the right to withdraw your consent at any time. You can withdraw your consent at any time by contacting us by using the contact details provided in the section “HOW CAN YOU CONTACT US ABOUT THIS NOTICE?” below.

However, please note that this will not affect the lawfulness of the processing before its withdrawal nor, when applicable law allows, will it affect the processing of your personal information conducted in reliance on lawful processing grounds other than consent. Additionally, withdrawing consent does not require us to request the return or deletion of your information from third parties (including apartment communities and business partners) with whom we have already shared your data. You must contact those third parties directly to request removal of your information from their systems.

Opting out of marketing and promotional communications

You can unsubscribe from our marketing and promotional communications at any time by clicking on the unsubscribe link in the emails that we send, replying “STOP” or “UNSUBSCRIBE” to the SMS messages that we send, or by contacting us using the details provided in the section “HOW CAN YOU CONTACT US ABOUT THIS NOTICE?” below. You will then be removed from the marketing lists. However, we may still communicate with you — for example, to send you service-related messages that are necessary for the administration and use of your account, to respond to service requests, or for other non-marketing purposes.

Opting out of business partner referrals

If you wish to opt out of having your information shared with our utility concierge partners or other business partners for relocation-related services, you must contact each service provider directly to opt out of their communications and services. We do not process opt-out requests on behalf of third-party service providers. Each service provider maintains their own privacy policy and opt-out procedures. Please note that choosing not to engage with partner services may limit the comprehensive relocation assistance we can provide, but will not affect our core apartment locating services.

Account Information

If you would at any time like to review or change the information in your account or terminate your account, you can:

Upon your request to terminate your account, we will deactivate or delete your account and information from our active databases. However, we may retain some information in our files to prevent fraud, troubleshoot problems, assist with any investigations, enforce our legal terms and/or comply with applicable legal requirements.

Cookies and similar technologies

Most Web browsers are set to accept cookies by default. If you prefer, you can usually choose to set your browser to remove cookies and to reject cookies. If you choose to remove cookies or reject cookies, this could affect certain features or services of our Services. You may also opt out of interest-based advertising by advertisers on our Services.

10. CONTROLS FOR DO-NOT-TRACK FEATURES

Most web browsers and some mobile operating systems and mobile applications include a Do-Not-Track (“DNT”) feature or setting you can activate to signal your privacy preference not to have data about your online browsing activities monitored and collected. At this stage, no uniform technology standard for recognizing and implementing DNT signals has been finalized. As such, we do not currently respond to DNT browser signals or any other mechanism that automatically communicates your choice not to be tracked online. If a standard for online tracking is adopted that we must follow in the future, we will inform you about that practice in a revised version of this privacy notice.

California law requires us to let you know how we respond to web browser DNT signals. Because there currently is not an industry or legal standard for recognizing or honoring DNT signals, we do not respond to them at this time.

We share your information with apartment communities (including those you have not specifically expressed interest in), and we may receive compensation when you rent through our service. With your authorization or permission, we also share data with utility concierge partners and other business partners who provide relocation-related services, and we may receive compensation from these partners. We do not share data with third parties for unrelated marketing or promotional purposes. We may use your personal information for our own business purposes, such as for undertaking internal research for technological development and demonstration. This is not considered to be “selling” of your personal information.

Your Rights

You have rights under certain US state data protection laws. However, these rights are not absolute, and in certain cases, we may decline your request as permitted by law. These rights include:

Request Verification

Upon receiving your request, we will need to verify your identity to determine you are the same person about whom we have the information in our system. Appeals

If your appeal is denied, you may submit a complaint to your state attorney general.

California “Shine The Light” Law

California Civil Code Section 1798.83, also known as the “Shine The Light” law, permits our users who are California residents to request and obtain from us, once a year and free of charge, information about categories of personal information (if any) we disclosed to third parties for direct marketing purposes and the names and addresses of all third parties with which we shared personal information in the immediately preceding calendar year. Service Limitations: Our apartment locating services are provided “as is” and we make no guarantees regarding apartment availability, pricing, approval, or lease terms. All rental decisions are made solely by apartment communities and landlords. We are not responsible for application denials, changes in pricing or availability, lease terms, or any disputes between you and apartment communities.

Third-Party Services: When we refer you to apartment communities, utility providers, or other business partners, you acknowledge that these are independent third parties. We are not responsible for their services, policies, pricing, actions, or any disputes that may arise. Each service provider operates independently and you agree to review and accept their terms and conditions separately.

No Guarantee of Results: While we work diligently to match you with suitable apartments, we do not guarantee that you will secure housing, be approved for any application, or receive any specific rental terms or concessions. All final decisions rest with the apartment communities and property owners.

Information Accuracy: We strive to provide accurate information but cannot guarantee that all apartment details, pricing, availability, or policies we communicate are current or complete. You are responsible for verifying all information directly with apartment communities before making any commitments.

Limitation of Liability: To the fullest extent permitted by law, we shall not be liable for any indirect, incidental, special, consequential, or punitive damages, or any loss of profits or revenues, whether incurred directly or indirectly, or any loss of data, use, goodwill, or other intangible losses resulting from: (a) your use or inability to use our services; (b) any unauthorized access to or use of your personal information; (c) any interruption or cessation of our services; (d) any errors or omissions in any content; or (e) your interactions with apartment communities or third-party service providers we refer you to.

Consent to Share Information: By submitting your information to us through any means (website, phone, email, text, in-person, or otherwise), you expressly consent to us sharing that information with apartment communities and business partners as described in this privacy policy. This consent remains in effect unless you formally withdraw it in writing.
